Re development summary/update

The below is a summary of developments plans for the village based on information given to the Village Community Council and from the SBC Web Site. In some cases more detailed information may be found on the SBC Planning Application Web Site –

Bearing in mind the numerous Developers involved it is the Village Community Councils first priority to get a Master Plan drawn up which covers all existing houses, new developments and road infrastructure/car parking facilities needed to support the future Newtown for the next 5, 10 & 20 years.

The next priority is to provide a village centre in line with villagers’ wishes which is sympathetic with local countryside and existing buildings. Priority will be given to pedestrians with adequate car parking facilities close to the shops. It is planned to include a larger Food Store and Health Centre however it is early stages and villagers will be kept in picture as various alternative designs are considered. Your input is vital !!

1/ Auction Mart Site– Planning Application No 07/00547/OUT

Outline Planning approval granted for mixed housing development including some 200 houses, New Health Centre, Shops, small businesses etc. but no further information.

2/ New Auction Mart- PA No 06/02506/OUT

A new Auction Mart to be built on other side of By-pass.
Outline Planning Approval granted subject to legal condition awaiting agreement.

3/ Langlands Mill

Currently no plans for re development but derelict building has been an eye sore for past 20 years.
Village Community Council has requested SBC to include in redevelopment plans

4/ Re development of Baillie Hall/Cooks/Weir area

Currently no know plans for re development
Village Community Council has requested SBC to include in redevelopment

5/ Baxter Johnston Oil depot and Engine Shed

Community Council requested this are be included in re development plans

6/ Lambs Field (Old Melrose Road) Planning Application No 05/00566/FUL

May 2005 - Planning approval granted for 80 houses
Area levelled but no other work visible to date
It is understood that the land ownership has changed since original Planning
Application was made.
May 2010 - Existing planning approval expires

7/ Church Triangle - Planning Application No 06/00803/FUL

Feb 2008 - Planning approval granted for 20 houses
A mixture of detached, semi detached and affordable houses
Because the site holds a prominent position at the entrance to village a detailed landscape plan in a condition of the planning approval.
The development will include a children’s play area.
April 2008 – Site clearance and building work commences.


8/ Sergeants Park Phase 2 Planning Application No 07/00002/FUL

Dec – 2006 - Planning Application submitted. Latest inf 37 houses - 6 detached, 28 Semi detached & 3 Bungalows
Plans being amended to meet SBC, SNH and agencies requirements
Community Council has express concerns about additional traffic movements, sewage/drainage capacity and safety at School junction.

Transport Assessment carried out by developer. SBC requesting improvements to School junction.

An area between A68 and Tweed Horizons is included in SBC Local plan but no details yet available. It is hoped that village will benefit from this development with new jobs for local people and additional trade for local businesses will result
